Creación y desempeño de pequeñas empresas constructoras en el Distrito Federal

Abstract

El ingenio del mexicano y su capacidad para improvisar ante situaciones complicadas, encontrando con pocos recursos alguna solución deslumbrante, ha sido motivo de diferentes señalamientos, desde agradables y elogiosos, hasta de franca descalificación, esto sobre todo cuando se refiere que la mencionada improvisación no sirve para superar sus propias soluciones temporales, dificultando la aplicación de las acciones definitivas que amerita el enfrentar, por ejemplo, las condiciones de una contingencia económica de prolongada duración. Un factor muy importante para explicar el comportamiento y capacidad de operación de las constructoras esta en el proceso de su creación; en este libro se hace una exploración sobre una de las causas que puede revelar el por qué del comportamiento de las constructoras: La improvisación empresarial y sus orígenes, buscando relacionar la capacitación que en temas empresariales reciben los estudiantes de arquitectura en diferentes escuelas y la forma más común de crear empresas constructoras. Dado que con esta condición, el universo de investigación se ampliaba demasiado para los alcances de este trabajo, se limito el estudio al entorno de las pequeñas empresas constructoras del Distrito Federal. Como en cualquier labor indagatoria el acceso a las diferentes fuentes de información, sobre todo en campo, significó necesariamente algunas dificultades, como la indiferencia o indisposición para atender los cuestionamientos en el caso de algunas personas, pero dada su importancia para complementar el análisis desarrollado, se logró cubrir en gran medida dichos requerimientos de opiniones y testimonios, mediante la aplicación de entrevistas en el medio empresarial y de encuestas en varias escuelas de arquitectura, dichas escuelas fueron: La Escuela Superior de Ingeniería y Arquitectura, unidad profesional Tecamachalco; la facultad de arquitectura de la U. N. A. M.; la U. V. M. Plantel San Rafael y la UNITEC plantel Cuitláhuac; de modo que al final del levantamiento se obtuvieron para el procesamiento estadístico correspondiente más de 11 000 datos, y con ello, información que sustenta las conclusiones de esta investigación. Con relación a lo anterior, y con la finalidad de facilitar la captura de datos en las encuestas, estas se aplicaron en su gran mayoría mediante el uso de computadoras personales, utilizando pantallas diseñadas en Access, programadas para evitar la incorporación de respuestas erróneas o datos inválidos; posteriormente se trasladaron las bases de datos resultantes a hojas de cálculo del programa Excel; y finalmente para el procesamiento estadístico se utilizó el programa SPSS versión 10. Por su parte, las entrevistas fueron grabadas en video, y en sus partes más importantes se editaron, con el programa Pinnacle Studio Quick Start versión 8.8, para incorporarlas mediante varios archivos de vídeo, al disco que acompaña a este ejemplar, por lo que pueden ser consultadas libremente por el lector. Es así que este trabajo representa también una aplicación práctica de las nuevas tecnologías, mismas que pueden facilitar las labores indagatorias, así como la divulgación de los trabajos de investigación; en este caso, espero que lo aquí presentado sirva como orientación para otros investigadores, sobre posibles aplicaciones prácticas de las nuevas herramientas, de esta forma, además puedo esperar que mis conclusiones logren ser evaluadas y criticadas por un gran número de interesados en el tema, para con ello procurar avances en la construcción del conocimiento. Abundando en lo anterior, es innegable que los resultados aquí presentados deberán profundizarse y compararse con otras investigaciones, a fin de validarlos en mayor medida, un caso podría ser el ampliar su aplicación a otras escuelas de Arquitectura, inclusive del interior del país; además se le puede relacionar con otros estudi os realizados por agrupaciones empresariales o gubernamentales, sobre todo por la importancia que el tema significa para las disciplinas constructoras.

The talent Mexican and his capacity to improvise to face complicated situations, in order to find with few resources one overwhelming solution, have been reason for different qualifying, from pleasant and praises, until of frank disqualification, this mainly when it talks about that the mentioned improvisation does not serve to surpass its own temporary solutions, making difficult the application of the definitive actions that it requires to face, for example, the conditions of an economic contingency of prolonged duration. A factor very important for to explain the previous thing, is the behavior and capacity of operation of the constructors, this in the process of its creation; this book shows an exploration about one of the causes that can reveal why of the behavior of the constructors: The enterprise improvisation and its origins, looking for this relation in the qualification that in enterprise themes , receive the students of architecture in different schools and the form commonest to create construction companies. Since with this condition, the investigation universe was extended too much for the reaches of this work, I limit the study the about of the small construction companies of the Federal District in México. Like in any investigation work the access to the different sources of information, mainly in field, it meant necessarily some difficulties, as the indifference or aversion to take care of the questions, in the case of some people, but given its importance to complement the developed analysis, were managed to a great extent to cover these requirements with opinions and testimonies, with the application of interviews in enterprise means and surveys in several schools of architecture, these schools were: The Superior School of Engineering and Architecture, professional unit Tecamachalco; architecture faculty UNAM ́s; UVM ́s unit San Rafael; and the UNITEC Cuitláhuac establishment; so that at the end of the exercise, it was obtained for the corresponding statistical process more than 11 000 data, and with they, information that sustains the conclusions of this investigation. In relation to the previous thing, and with the purpose of facilitating the capture of data in the surveys, these were applied in their great majority by means of the use of personal computers, using screens designed in the program "Access", prepared to avoid the incorporation of erroneous answers or invalid data; later the resulting data bases were transferred to spreadsheets of the program "Excel"; and finally for the statistical processing was used the program SPSS version 10. On the other hand, the interviews were recorded in video, and in its more important parts they were edited, with the version 8.8 of the program "Pinnacle Studio Quick Start", to incorporate them by means of several archives of video, to the disc that accompanies this unit, reason why can be consulted freely by the reader. Then, this work also represents a practical application of the new technologies, that can facilitate the investigation jobs, as well as the diffusion of the works of investigation; in this case, I hope that the job it here presented, it serves like direction for other investigators, on possible practical applications of the new tools, of this form, in addition I can hope that my conclusions could be evaluated and to be criticized by a great number of interested in the subject, towards it to try advances in the construction of the knowledge. Abounding in the previous thing, is undeniable which the results presented here will have to be deepened and to be compared with other investigations, in order to validate them in greater measurement, a case could be extend its application to other schools of Architecture, including of the country area; in addition it is possible to be related to him to other studies made by enterprise or governmental groupings, mainly by the importance that the subject means for the construction.
